Success is not built in classrooms alone.
It is built through conversations, clarity, and the courage to take action.
Today, information is everywhere. But transformation comes from understanding what to do next.
Many people want to invest, grow their wealth, and make better decisions…
...but they hesitate because they lack direction.
Days become months. Months become years.
Only because they lacked clarity.
That's why guidance matters.
Moments like these are more than discussions. They are where perspectives shift, and confidence starts to build.
Success is built through intentional steps, guided decisions, and taking action when the opportunity comes.
Because knowledge alone does not change your life.
Action does.
And sometimes, one conversation is enough to change everything 😊

This is something I have observed after meeting hundreds of investors.
Many people think successful investors are luckier.
But most of the time, they simply learned earlier.
What looks like confidence today often started with uncertainty.
What looks like success today often started with curiosity.
The opportunities that seem scary now may become obvious once you understand them.
That is why education matters.
Knowledge creates confidence.
Confidence creates action.
And action creates results.
Everything starts with a willingness to learn.
If you would like to learn the principles and strategies that have helped many investors take their first step with greater clarity and confidence, join us at our upcoming Property Masterclass.

Is Industrial Property Worth Investing In?
We talked about HDBs and condos, but what about industrial properties?
In this video, Ernee takes you on a real industrial property site walk and shares:
✅ What industrial properties are
✅ The difference between B1 and B2 properties
✅ Who can buy industrial properties
✅ Key things to look out for before investing
✅ Whether industrial properties are still worth considering today
If you've ever been curious about industrial property investing in Singapore, this is a good place to start.
🎥 Watch here:
https://youtu.be/XWiTBU-Up50
After watching, let us know:
Would you consider investing in an industrial property?
How do the rich buy property?
I think the biggest difference is their mindset.
Many people buy based on what they like...
Nothing wrong with that.
But wealthy investors often ask a different question:
"What is this property going to do for me?"
They see property as a tool to build wealth, generate cash flow, create a legacy, and grow their assets over time.
They don't just look at the property.
They look at the purpose behind it.
Another interesting observation: many wealthy people value privacy more than luxury.
And before they buy, they spend more time avoiding bad decisions than chasing the next great deal.
They think about risks, maintenance costs, exit plans, future demand, and how the property fits into their overall strategy.
Because building wealth is also about protecting it.
So whether you're buying your first home or first investment property, ask yourself:
Am I buying this because I like it?
Or because it helps me achieve my long-term goals?
What do you think?
We first met during our Co-Living Bootcamp.
From exchanging pointers on investing to seeing him take massive action today, it has been inspiring to witness his journey.
This morning, I visited his unit and we spent time talking about his growth, experiences, and lessons along the way.
One word to describe him... well done.
I am proud of what he has achieved. More importantly, I am proud of the person he has become. He continues to inspire others through his actions and willingness to pay it forward.
His journey is a reminder that success in property is not just about capital. It is about learning the right skills, having the right strategy, and consistently taking action.
If you would like to learn the same property skills that have helped many of our students start and scale their investment journey, join our FREE Property Masterclass.

The way you spend your first hour often shapes the quality of everything that follows.
Before the messages come in.
Before work starts.
Before other people's priorities take over.
You have a small window to decide how you want to show up for the day.
Over the years, I've noticed that the biggest breakthroughs in property investing rarely came from a sudden opportunity.
They came from better thinking.
The ability to stay focused when others are distracted.
The patience to wait for the right deal.
The discipline to keep learning when results are not immediate.
It doesn't need to be complicated.
A few minutes to reflect on your goals, maybe read a few book pages, and just... 𝑏𝑟𝑒𝑎𝑡ℎ𝑒.
That's enough.
Because the goal is not to fill your morning with activities.
The goal is to create clarity. 🧡
Are your mornings helping you become the person capable of achieving the goals you have set for yourself?

Nobody ever taught us the real rules of property investing
While we learned algebra and history in school, they skipped the lesson on how property actually builds wealth in Singapore
Here are the truths I wish someone told me earlier:
✨ Smart money buys the stepping stone first, not the dream home
✨ The real wealth is in the rent you DON’T pay every month
✨ Timing can matter more than location
✨ Your parents’ property advice worked for their time, not ours
Swipe through to see what most Singaporeans realize too late about property 👉
The education system teaches us many things, but building wealth through property isn’t one of them. That’s why so many people feel lost when it comes to making property decisions.
Knowledge is power. The earlier you start learning, the better choices you’ll make for your future self
Drop in the comments your thoughts
What property lesson do you wish someone had taught you earlier? 👇
Reading this article reminded me of something important.
Financial literacy doesn’t suddenly start when we become adults.
It starts young.
At home.
Through habits we expose our children to every day.
I’ve always believed in teaching the next generation through real-life conversations and experiences.
Sometimes it’s through simple games or discussions about saving.
Many people think property is only about buying a home.
But property also teaches us lessons about planning ahead, managing finances, building cash flow, and thinking long term.
Today, more Singaporeans are becoming increasingly aware of financial planning.
Many of us probably wish we had learnt these lessons earlier.
That’s why these conversations matter.
Because true wealth is not just about money.
It’s about knowledge, mindset, habits, and creating better opportunities for the next generation.
And perhaps the greatest advantage we can give our children…
is learning these lessons earlier in life.
Happy to hear your thoughts too 🙂
When people look at Proptiply™️ today, they often see the properties, the workshops, the Co-Living projects, or the results.
But what they don’t see are the years of mistakes, lessons, and experiences behind everything.
We didn’t build this company just to talk about property.
We built it because we realised many people work hard for years…
...but still feel stuck financially.
Not because they are lazy.
But because nobody taught them how to make property work strategically.
That’s why everything we do today focuses on education first.
Helping people avoid costly mistakes.
Because one good decision can change the direction of someone’s life for many years.
And sometimes, that decision starts from simply learning the right skills.

It has been a good 5 months that I started on this journey.
There are many ups and downs during this period, but I am glad that I did it.
There are always times when I felt like not pushing it through, but eventually I saw that I can continue to give values to my community, this pushes me on.
I hope this journey is as fruitful for you as it is for me.

Sometimes, the best property lessons don’t come from books or videos.
They come from travelling and observing how people live in different countries.
Recently, as I explored another culture, I started noticing something interesting.
Every country grows differently.
Some are fast-paced and modern.
Some focus deeply on culture and history.
Some cities are rapidly developing with new infrastructure everywhere.
And when you travel, you begin to notice where people gather, how transport connects communities, and how lifestyle shapes demand.
That’s when I realised property is never just about buildings.
It’s about people, lifestyle, and future growth.
I’m grateful that property investing has allowed me to learn, explore the world, and create meaningful memories along the way.
The more I travel, the more I learn. And not just about property, but about life too.
Most investors look at industrial property and ask only 2 questions.
“How much?”
“Where?”
But after analyzing more than 3,000 industrial property listings and buying 30 myself, I realised the real opportunities are usually hidden deeper.
The number of units in the building affects your exit liquidity.
The lease tenure affects your financing options.
The amenities affect the type of tenants you can attract and the rental yield you can command.
And one of the biggest factors?
The owner’s situation.
Every industrial property I bought at 12–26% below market value started with understanding the owner’s urgency, not just the property fundamentals.
That’s why inside our Commercial and Industrial Program, we bring students on actual site walks.
You’ll learn details most investors completely miss.
Because knowing what to buy is one thing.
Knowing how to look is something else entirely.
Comment “Industrial” if you want to find out more.
Success is often captured in moments like this.
But what people don’t see is everything before the photo was taken.
Behind every "Scale Up” moment is uncertainty.
Many people are working hard, earning an income, saving consistently… yet still feeling stuck.
Not because they lack effort, but because they lack a clear strategy.
That is where transformation begins.
By understanding concepts.
Seeing possibilities that were once invisible.
Realising growth comes to those willing to learn, adapt, and take action.
The message behind “Scale Up” is simple.
You do not always need more resources.
You need to become more resourceful.
Some came with doubts.
Some came unsure if this path would work for them.
But they showed up.
Because growth does not happen by waiting.
It happens through clarity, courage, and consistent action.
Congratulations. You have just begun.

Recently I saw news about the increase of young adults buying private property, some even as investments.
The mindset is shifting.
More people are thinking beyond just earning an income. They’re looking for passive income. And that, in itself, is progress.
But what looks like progress on the surface doesn’t always mean real growth.
Because property is not just about participation. It’s about understanding.
Many step in thinking they are making a smart move simply because they are buying early. But timing alone does not determine success. What matters more is how that decision fits into the bigger picture.
I’ve seen individuals buy with confidence, only to realise later they were not fully prepared. Others took time and made decisions that continued to work.
The difference is rarely the opportunity. It’s the thinking behind the decision.
If you want clarity and strategy, I’ll be breaking this down in a 3-hour complimentary masterclass.

30,000.
That number slipped through the news quietly.
That’s how many HDB flats Tengah will eventually have.
30,000 households.
And over time, many of them will want to upgrade.
That’s why Tengah Garden Residences moved 99% at launch.
Avg $2,120 PSF.
Not luck. Positioning.
Most people only react when it becomes obvious.
By then, the window is gone.
This is what I call “Crystal Ball” thinking.
It’s not about predicting the future perfectly.
It’s about reading the right signals early.
That’s one of the 12 property skills I’ve used to build a $45M portfolio with 6-figure monthly cashflow.
Same skills my students are using now.
I’ll be breaking this down step by step at my upcoming complimentary masterclass.
3 hours. No charge.
You'll also receive a SGD 10 Grab/NTUC voucher just for attending.

Being invited by Temasek Polytechnic to sit on a podcast like this means more than just showing up.
I used to be like many of the students there. So coming back now, not as a student but to share how my company grew, is something I don’t take lightly.
Before every session, I remind myself:
I’m not here to impress.
I’m here to share.
Because I know what it feels like to be on the other side: listening, searching, hoping something just clicks.
And it’s rarely the big theories that stay with you.
It’s the simple truths.
That’s what people connect with.
So I focus on being real. Sharing what I wish I knew earlier, so someone else doesn’t have to learn it the hard way.
At the same time, I’m learning too.
Every question brings a new perspective.
That’s the beauty of platforms like this.
If there’s one takeaway:
Don’t wait till everything is figured out.
Put yourself in the right rooms.
Learn from people ahead of you.
Because one conversation… can change your direction.
How did Singapore go from a small fishing village and humble kampungs to one of the most vibrant, modern, and successful cities in the world today?
Vision, resilience, and people who were willing to build from nothing?
From limited land and scarce resources to becoming a global hub for Business, Finance, Real estate, Innovation, and Opportunity.
Singapore’s story proves that growth is possible when a nation thinks long term.
Today, Singapore stands as one of the strongest economies in Asia, attracting entrepreneurs, investors, and talent from around the world. A city built through discipline, hard work, leadership, and constant reinvention.
If Singapore can transform from small beginnings into global success, maybe your journey can too.

Most people think success comes from one big move.
One big deal.
One lucky investment.
One breakthrough.
But after doing this for years…
It’s never the big move.
It’s the small moves done consistently.
I’ve seen people learn a lot…
but stay stuck.
Waiting. Overthinking. Timing the market.
And I’ve also seen someone take ONE step…
then another…
then another.
And suddenly… 1 unit becomes 3.
3 becomes 10.
A real portfolio.
It’s not about being perfect.
It’s about not stopping.
If you feel stuck right now…
Don’t think about your 10th property.
Just focus on your next step.
That’s how momentum starts.
And once it starts… everything changes.
If you’re ready to stop thinking and start moving...
