Can your condo by laws stop you from renting out your unit?
The answer is NO.
The Building and Construction Authority (BCA) has clarified that condo by-laws cannot restrict an owner’s right to rent out their property. Whether your tenant is a local family, an Employment Pass holder, an S Pass holder, or a Work Permit holder (subject to prevailing government regulations), the MCST cannot create by-laws that take away your legal right to lease your unit.
This is an important reminder that:
✅ Your property ownership rights are protected by law.
✅ MCSTs can regulate the use of common property, but they cannot make by-laws that override an owner’s right to lease their unit.
That said, this doesn’t mean all rentals are automatically allowed.
Owners and tenants must still comply with:
• URA’s minimum rental period
• Occupancy limits
• Immigration and housing regulations
• Any other applicable government requirements
Knowing your rights is just as important as knowing your responsibilities.

Most investors go for sitewalks and only look at the unit.
“How big?”
“What’s the PSF?”
“How much rent?”
But tenants don’t rent four walls.
They rent the environment around it.
During a recent sitewalk, I asked:
“Why is there an ATM here?”
People laughed.
“To withdraw money.”
But that’s not the real answer.
Banks don’t place ATMs where there’s no activity.
An ATM tells me there are businesses here.
People working here.
Transactions happening.
That means demand.
As investors, we need to learn how to read signals beyond the property itself.
Because vacant units don’t pay the bills.
Tenants do.
Next sitewalk, don’t just look at the property.
Look around.
You’re not buying four walls.
You’re buying into an ecosystem.

I think the biggest difference is their mindset.

Nothing wrong with that.

Today, more Singaporeans are becoming increasingly aware of financial planning.

Recently, as I explored another culture, I started noticing something interesting.
Every country grows differently.
Some are fast-paced and modern.
Some focus deeply on culture and history.
Some cities are rapidly developing with new infrastructure everywhere.
And when you travel, you begin to notice where people gather, how transport connects communities, and how lifestyle shapes demand.
That’s when I realised property is never just about buildings.
It’s about people, lifestyle, and future growth.
I’m grateful that property investing has allowed me to learn, explore the world, and create meaningful memories along the way.
The more I travel, the more I learn. And not just about property, but about life too.
