🌎REITs Leasing and rental services will be subject to an 8% SST, with exemptions for residential rentals, reading materials, and MSMEs with annual rental income below RM500,000. The 8% SST on rental income may limit rental reversion potential for REITs, while the 6% SST on maintenance services could increase property operating expenses if not passed on to tenants. This will have a greater impact on REITs with lower-quality tenants and weak occupancy rates, as they have limited ability to pass on additional tax costs and are already under pressure to maintain rental income. To ease the transition, non-reviewable contracts will be granted a 12-month exemption from the effective date. 🌎 Construction A 6% service tax will be imposed on contractors with annual revenue exceeding RM1.5m. However, residential buildings and public amenities related to housing will be exempt. To preserve margins, contractors are expected to pass on the higher tax through contract repricing. Overall, the 6% SST on most construction-related services is likely to lead to incremental increases in construction costs.
