From ColonelTowner Watkins on X: "A contractor’s view: When people talk about not being able to afford a house and use comparable numbers from housing prices from the 70's relative to today...consider the fact impact fees on a home today exceed the entire cost of a home from the 70's. There were no stainless steel appliances...just white, avocado,or harvest gold. There was no Luxury Vinyl Plank, there was linoleum and shag carpeting. There were no granite counter tops, just formica. Master baths didn't have "His and Hers" sinks, soaking tubs and massive walk in showers. They had 3' x 3' vertical coffin called a shower, a vanity that was 3" larger than the sink, and a toilet. They didn't have double or triple pane "E" glass. They had mass produced Jalousy windows or paper thin aluminum framed glass panels and the openings were sized for standard windows…not custom. Kitchen cabinets were standard flat panel 30” oak installed up against the 8’ popcorn ceilings, not custom 36 or 42” Shaker cabinets with European hidden hinges and crown molding to match what is on the 10 or 12’ ceilings. They didn't have 6 panel Masonite doors throughout. They had flat wood luan doors with inexpensive hardware. They didn't have pre-wired smart homes...Hell, we didn't even have cable TV. They didn't have slate tile or 6 tab architectural shingle roofs...they either had three tab shingles or flat tar and gravel roofs. They didn't have 1200 square foot open concept great rooms...they were 1000 square feet on average. They didn't have high efficiency variable frequency drive (VFD) controlled HVAC systems...some had no a/c and had oil furnaces. They didn't have combination Arc-Fault Ground Fault protected electrical circuits feeding every outlet in the house...they had a panel with 6 glass screw in fusses and a two fuse pull-out for the range. They didn't have refrigerators with water in the door and ice makers in the freezer. I could go on but I think you get the picture. Today's conveniences and luxuries come at a cost. If you want lower cost homes that compare in price to the "old days", go back to living that way.🗣️
