Property outlook turns cautious in 2H… Key reasons for the cautious outlook in Malaysia include: * Global economic uncertainty and geopolitical tensions, which can make buyers delay major purchases like homes. * Higher construction costs, which put pressure on developers’ profit margins. * Tighter mortgage approvals, with many homebuyers finding it harder to obtain financing. * Rising unsold property inventory (overhang), especially in certain residential and serviced apartment segments. However, analysts do not expect a broad property market collapse. Several areas are still viewed positively: * Affordable and mid-market residential properties driven by genuine owner-occupier demand. * Industrial and logistics properties, supported by manufacturing, data centre, and logistics investments. * Johor properties, particularly those benefiting from the Johor-Singapore Special Economic Zone and the Johor Bahru–Singapore Rapid Transit System.
