The effect of rising interest rates is that monthly mortgage payments rise for anyone getting a new loan, or anyone unfortunate enough to have an adjustable rate loan.
This reduces the number of buyers in the market, and it's already starting to force many sellers in the US to reduce their prices.
on the subject of weird times, make sure you don't neglect other hard assets in your efforts to grab silver and gold, other things like freeze-dried foods and staple foods with long shelf lives, water purification methods, fire starting methods, seeds, hand tools, educational survival books, medicines and first aid supplies, weapons, ammunition, fuel stabilizer, and land will all be just as important as the precious metals once the balloon goes up
The Gold/Silver Ratio is back up to 88 as the rising DXY continues to put pressure on the metals in USD price.

I'll probably trade 300 ounces for a house. I'd rather be early, leave plenty of profit "for the next guy" (a rule an old investor once shared) than try to score the perfect trade
Historical numbers I have heard touted by people smarter than me .... specifically hard money people
5 ounces of Gold could have bought a very nice house in Berlin during Weimer inflation
75 ounces of Silver *may* secure a house in the US when Black Rock et al have to sell houses to try and secure liquidity when US Fiat collapses
