Common Islamic finance structures in Australia
Companies such as Ijarah Finance generally use one of these models:
Ijarah (Lease-to-Own)

At the end of the agreed term, ownership transfers to you.
Murabaha (Cost-Plus Sale)
The financier buys the property.
They immediately sell it to you for a higher, pre-agreed price.
You repay that fixed price over time.
There is no separate interest charge; the profit is built into the sale price.
Musharakah (Diminishing Partnership)
You and the financier jointly own the property.
Over time, you buy more of the financier’s share.
You also pay rent on the portion they still own.
Eventually, you own 100%.
Is it actually cheaper?
Not necessarily.
Although Islamic finance avoids charging interest in the religious sense, the financier still needs to make a return. In practice:
The total amount you pay can be similar to, higher than, or occasionally lower than a conventional mortgage.
The pricing is often benchmarked against Australian interest rates because that is how funding costs are measured in the broader financial market.
Regulation in Australia
Islamic finance providers operating in Australia are generally subject to Australian laws and regulations. Depending on their structure, they may hold an Australian Credit Licence, operate under an exemption, or work with regulated financial institutions. If you’re comparing Ijarah Finance with a standard Australian mortgage, it’s worth looking beyond the terminology and comparing:
the total amount payable over the life of the agreement,
all fees and charges,
ownership arrangements,
responsibilities for maintenance, insurance, and taxes during the agreement,
