Looks to me like Blackrock is expecting a LOT of people to NOT pay rent, or else the discount wouldn't be so high.
They want to make that is someone else's problem, while they trade the cash they got from selling rent futures for even MORE properties.
They may be expecting some foreclosures to buy very soon when people can't afford payments of rent Or mortgages.
One other possibility, Remember the "rent moratorium"? Someone may be planning that again. Soak the small owners so you can buy them out after a year of no rent.
